Hi, I am Dedrae Williamson

I am a Texas-licensed real estate agent with JD Walters Real Estate, working across Bell County. I live in Salado, so the roads, the school district lines and the difference between one side of Belton and the other are not things I look up — they are where I actually live.

Most of the people I work with are buying their first home or outgrowing the one they have. That means a lot of questions nobody wants to feel silly asking: what a survey is for, why the option period matters, whether you really need twenty percent down. You do not, and I will show you the programs that prove it.

If you have never bought before

The money part is usually smaller than you think

Texas has real down payment assistance, and Bell County qualifies for more of it than most people realise. None of this is a catch. It is state and federal money that exists specifically to get first-time buyers into houses.

Down payment assistance

Texas runs two statewide programs that put two to five percent of the loan amount toward your down payment. Through TSAHC that assistance can be a true grant — no second lien, nothing to pay back.

Zero down in half the county

USDA loans need no down payment at all, and Salado, Troy, Holland, Nolanville, Morgan’s Point Resort and parts of Belton sit inside the eligible area. Killeen, Temple and Harker Heights do not.

A tax credit every year

A Mortgage Credit Certificate returns fifteen percent of your mortgage interest as a federal tax credit, every year you keep the loan. The issuance fee is waived for military buyers.

Bell County, town by town

These places are genuinely different from one another — in what gets built, what it costs to run a household there, and which school district you land in. That last one surprises people constantly.

Belton

The county seat, built around an 1885 limestone courthouse, with Nolan Creek through the middle of town and both lakes about five miles out in either direction.

The regional medical centre and the deepest new-construction market in the county — and a city where four different school districts serve one mailing address.

Salado

The village the railroad missed, and was preserved by. A spring-fed creek, a walkable Main Street, and a market that runs on acreage and custom builds rather than subdivisions.

Killeen

The entry-price market and the closest city to the Fort Hood gates, with the widest range of housing in the county and a great deal of VA financing.

Harker Heights

Rolling ground between the highway and Stillhouse Hollow Lake, the county’s retail and hospital hub, and the highest rate of owner-occupied housing of the Fort Hood cities.

Nolanville

Eight miles east to I-35, thirteen miles west to the Fort Hood entrance, new subdivisions with parkland built into them, and the highest ownership rate around.

How I work

No question is too basic

First-time buyers get asked to sign things most people have never seen before. I would rather spend twenty minutes explaining an option period than have you sign something you do not understand.

Honest about the house

If the foundation looks wrong, the roof is at the end of its life, or the lot backs onto something you have not noticed yet, I will say so before you are emotionally committed.
