What moves the number in Bell County
- Roof age and foundation history. Both come up in nearly every inspection here, and both affect what a buyer will pay and what they can insure.
- School district, not city. Two houses with the same mailing address can sit in different districts, and buyers price that difference in.
- Lot position. Creek frontage, floodplain, slope and whether the back fence faces a road or a field.
- Tax jurisdiction and any MUD or PID. It changes the monthly payment a buyer is comparing against, which changes what they can offer.
- Nearby new construction. In Temple and Belton especially, a builder half a mile away with incentives is a competitor for your buyer.
