I work where I live

I am a Texas-licensed real estate sales agent with JD Walters Real Estate, and I live in Salado. Bell County is not a territory I was assigned. It is where I buy groceries, where the school buses run past my house, and where I have watched subdivisions go up on ground that used to be pasture.

For me this is about more than the transaction. It is about people, relationships and what you are actually trying to build over the next ten years rather than the next thirty days. Whether you are buying, selling or relocating, you get patience, straight communication and a steady approach that keeps the process simple rather than stressful.

That matters more than it sounds like it should. A lot of what buyers actually need to know here is not in the listing: which side of a Temple address lands you in Belton ISD, what a flowage easement means for the lot behind a house on Belton Lake, which roads the county maintains and which ones the neighbours pay for. Those are not things you can look up quickly, and getting them wrong is expensive.

Most of my clients are buying their first home or have outgrown the one they are in. Both of those come with a lot of questions, and I would rather you ask all of them.

How I actually work

I explain things before you sign them. The Texas contract is a long document with real consequences, and the option period, the financing addendum and the survey all have deadlines attached. If you are buying for the first time, I will walk through each one with you rather than pointing at where to initial.

I will tell you when a house is wrong. Sometimes it is the foundation, sometimes it is the roof, sometimes it is a lot that floods in a way the photographs do not show. Saying so costs me a faster sale and saves you a great deal more than that.

I do not push you toward a number. What you are approved for and what you should comfortably spend are two different figures. Taxes and insurance in Bell County vary enough between jurisdictions that two similar houses can carry noticeably different monthly costs. We work from the monthly payment, not the sticker.

I stay reachable. You get me, not a call centre and not a rotating team. Call or text whichever you prefer.
