The entry-price market, the shortest run to the Fort Hood gates, and one of the busiest VA lending markets in the country.

A young city, next to a very large post

Killeen is the nineteenth-largest city in Texas, with a population around 161,000 and a median age of just under thirty. Nearly a third of residents are under eighteen. It was founded in 1881 as a Santa Fe railroad town and stayed agricultural until Camp Hood arrived in 1942 and changed everything.

A note on the name, because it moves around: the post is Fort Hood again. It was renamed Fort Cavazos in 2023 and redesignated Fort Hood in June 2025 — this time honouring Colonel Robert B. Hood, a World War I artillery officer, rather than the original 1942 namesake. A lot of local material still says Cavazos. It is the same place.

Killeen abuts the post on the east, which makes it the closest city to the main gate. Interstate 14 and US 190 run through it, State Highway 195 heads south toward Georgetown and Austin, and I-35 is sixteen miles east at Belton. Killeen-Fort Hood Regional Airport has nonstop service to Dallas-Fort Worth.

Over 23,000 veterans live in Killeen, and Bell County has the highest concentration of veterans of any county in Texas — more than twenty percent of the adult population.

Housing in Killeen

The structural fact about Killeen is that only about half of the housing is owner-occupied, and roughly a fifth of residents moved within the previous year. That is what a large active-duty population does to a housing market: active-duty families drive the rental side, and veterans drive ownership.

For a first-time buyer this cuts both ways. Killeen is the entry-price market in the county with the widest range of inventory, and the shortest drives to the gates. It also means more investor competition and more rental neighbours on a given street than you would find in, say, Nolanville. Neither is a reason to avoid it. Both are reasons to look at a street carefully rather than just a house.

North Killeen is the oldest fabric, around the historic downtown and nearest the main gate; the city runs a formal North Killeen Revitalization Program there. New construction is concentrated in the southeast and southwest — communities including Yowell Ranch, Mitchell Farm, Victory Ranch, Turnbo Ranch, Reynolds Crossing, Goodnight Ranch, The Preserve at Thousand Oaks, Heritage Oaks, Levy Crossing and The Settlement on Stagecoach.

If you are buying with a VA loan

This is one of the busiest VA markets in the country. In the 2025 federal fiscal year the Killeen metro ranked behind only San Antonio and Virginia Beach nationally in total VA loans, ahead of Chicago, Houston and San Diego. Among Gen Z buyers the metro was second in the nation, with VA loans up nearly sixty percent year over year.

Two things worth knowing. First, a VA loan needs no down payment and carries no monthly mortgage insurance, and the funding fee is waived entirely for anyone receiving VA compensation for a service-connected disability, among others. Second, Texas exempts a veteran with a 100 percent disability rating from property tax on their residence homestead altogether — which, in a state with no income tax and correspondingly high property tax, is the single largest financial lever in this market. Schools, parks and life

Killeen Independent School District serves the city with 32 elementary, 11 middle and 5 high schools and roughly 40,000 students. It also serves Harker Heights and Nolanville. Confirm the assigned campuses for a specific address with the district.

The city runs three community parks — Lions Club, Long Branch and Conder — with pools, splash pads and courts, plus a dozen neighbourhood parks, the Killeen Athletic Complex, a dog park and an amphitheatre. The Purser Heritage, Andy K. Wells and Lions Club trails add up to a reasonable amount of walkable ground. Downtown carries the Celebrate Killeen Festival in April, the Independence Day Extravaganza, Touchdown in Downtown in September and Holiday Under the Stars in December.

Worth checking before you buy in Killeen

  • The city tax rate. Killeen’s city rate is materially higher than Harker Heights’ or Nolanville’s. On two otherwise similar houses that shows up in the monthly payment, so compare the full payment rather than the price.
  • The street, not just the house. With roughly half the city renting, owner-occupancy varies a lot block to block. Drive it in the evening.
  • Gate commute at the hour you will drive it. The queue at the main gate in the morning is not the same as the map’s estimate.
  • HOA or no HOA. Newer master-planned subdivisions generally have one, older stock generally does not. Neither is better; know which you are buying.
  • Rent or buy on a short tour. If you are here for under about two years, running the numbers honestly with closing costs included often favours renting. I would rather tell you that than sell you a house you have to unload in eighteen months.
  • USDA does not apply in Killeen. The city sits inside the ineligible area. VA and the state assistance programs do apply.

Should I buy or rent if I am only here for one tour?

Honestly, it depends on the length. Under roughly two years, once you account for closing costs on both ends, renting often comes out ahead. Three years or more and buying usually makes sense. I am happy to run the actual numbers for your situation before you decide.
